Discovery Park Overview

Discovery Park is a mixed-use master plan in the heart of Irvine Spectrum District.

The new community is designed to meet the needs of recent grads and young professionals to live within a short walk to major employers in Irvine Spectrum District, the city’s economic core with 100,000 jobs.  

The community’s centerpiece is a 3-acre park, open to the public and intended as a central green for both the residential and office communities. Overlooking the central park is a 5,000-square-footsf dining area, imagined as a vibrant destination, connecting both residents and employees with envisioned locally run, independent restaurant options. 

The landscaping reflects the Company’s hallmark attention to detail and mature trees, with 100-year-old olives, large pines and palms inviting pedestrians into the community along public connections. 

Pedestrian access along Discovery and Laguna Canyon RoadRd. will create direct connectivity. And the plan will provide $26 million in funding for trail connections, road improvements (e.g. light synchronization) or other local priorities.

Discovery Park is part of the innovative “Homes Near Jobs” Master Plan approved by the City of Irvine in 2023. The plan contemplates seven master planned communities and ensures homes for professionals near jobs and outside villages; it generates up to $100 million for local priorities, like expanded open spaces, new trails, road improvements and public safety, and expands affordability for nurses, teachers and young professionals.

  • Expanded setback along flood control to create a more attractive streetscape with two rows of canopy trees to increase connectivity and pedestrian friendliness (as opposed to one side being the flood control); gave up buildable land to accomplish
