Avella Apartment Community Update

Cypress Village debuted in 2013, featuring a diverse mix of homes near everything Irvine has to offer. The completion of the village comes with the final phase of the Avella apartment community. Here’s a look at what is proposed:

  • Avella’s low-rise, 3-story building design would remain consistent in the final phase. 
  • A total of 313 apartment homes are planned across the adjacent 18-acre vacant property, which is along SR-133.
  • Mature cypress and olive trees will be planted along Sand Canyon Avenue and Great Park Boulevard creating expansive landscaped setbacks that Cypress Village is known for.
  • Planning includes a new neighborhood park, swimming pool and tot lot for families, as well as nearby recreational amenities at the Great Park, the Jeffrey Open Space Trail and Cypress Village Community Park.
  • Four acres of the property will be dedicated to the Irvine Community Land Trust to support the City’s affordable housing goals.
  • Residents will have easy access to Cypress Community Shopping Center and Woodbury Town Center with Irvine Spectrum Center less than three miles away.
  • The City has also approved 11 acres of grocery-anchored retail, shopping and dining at the southern portion of Great Park Neighborhoods, less than a mile from Avella. 


PLANNING PERSPECTIVE

Avella offers a range of home options for families and young professionals and the completion of the community will provide needed housing in close proximity to Irvine’s employment centers.
